HOME BUYER REPRESENTATION
Home Buyer Consultation
We will begin our working relationship with an in-depth consultation to
determine your wants, needs and desires for your next home. We will
identify the home features that are most critical to you, those that you
would like in your next home, and those items that would be considered a
bonus. This gives me tremendous insight as we begin your home search. I
will pay careful attention to your “wish list” when selecting properties
for you to see.
Buyer/Agency Agreement
Our working relationship will be set forth in writing in the Buyer
Agency Agreement. This agreement defines the terms and provisions of our
agency relationship. It spells out my duties and obligation to you, how
I am compensated for my services, and your responsibilities to me. In
this agreement you will have the option of having me represent you in
any home purchase that you make during the term of our agency
relationship or of having me represent you only when you purchase a home
that you found through me. This gives you the ability to mold our
working relationship to best suit your needs.
Your Home Search
We will look at properties as often as necessary, based on your
home-buying plan. I will attempt to include several properties for
comparison on every home tour. I will select properties based on your
wants, needs and price range. Occasionally, I may ask your permission to
show you a property that is outside your search criteria, but that, I
feel, is special because of price, terms or condition. I will not show
you a property that is beyond your ability to purchase or one that would
not be suitable for your needs.
Property Research
Occasionally, you may come across a property that is of interest to you
and that you would like more information about. Please call me when this
happens so that I can research the details and, if applicable, include
the property on our home tour. This includes not only properties listed
by our own company but by all real estate companies, and even homes sold
“By Owner.” You save valuable time and hassle, and gain more insightful
information by allowing me to represent you.
Protecting Your Interests
Representing your best interests is my utmost responsibility. I will
make recommendations based on my knowledge and background in real
estate. I will also refer [YOU?] to affiliated services such as mortgage
lenders, title companies, inspector, or escrow agents. Referrals that I
make will always be based on the past performance or reputation of the
provider. I will never receive compensation for any referral. My goal is
to provide you with knowledge of your options and to ensure that you
have the most accurate information enabling you to make sound decisions.
Home-Tour Summary
At the end of each home tour, we will review your likes and dislikes
about each home so that I can develop a clearer picture of exactly what
you are looking for. In doing this, I can fine-tune your home search and
avoid showing you homes that have features or qualities that don’t
appeal to you. I can best meet your needs in the most efficient manner
by utilizing this approach.
Negotiating Your Purchase
When you find a home that you are interested in purchasing, I can
provide you with current information about the real estate activity in
the surrounding neighborhood and assist you in establishing an offer
price.
I will prepare the offer so that it is written to your advantage and
includes a favorable price, and the best terms and conditions for your
situation. I will advise you of the benefits and the pitfalls of every
action we take, and I will make recommendations based on your needs.
I will represent you and negotiate with the seller and the seller’s
agent, with your best interests in mind, to ensure that you get the best
possible agreement. At this crucial time, you can be assured of my
ongoing loyalty and commitment to you.
Quality Service and Your Needs
My goal is to have you feel comfortable with my ability to communicate
with you clearly and to represent your interest. If you feel that I
don’t meet your expectations, I will either adjust my approach to better
meet your needs or recommend you to another excellent agent.
Financing Considerations
Identifying financing alternatives and securing pre-approval for your
home loan is essential to putting you in the strongest buying position.
This position of strength allows you to negotiate with the seller for
the most favorable price and terms.
I will recommend several lenders who I have either worked with in the
past or have received a strong recommendation about. In addition to
putting yourself in the best possible buying position, meeting with a
lender and making loan application will assure you of your ability to
obtain a loan at the price and terms that you desire and allow you to
review the many financing options without pressure. The lender will also
discuss with you the approximate amounts needed for down payment and
closing costs. Monthly payments will be estimated based on the total
anticipated mortgage balance and current interest rate.
Contingency Options
When you have a home to sell, in addition to your home purchase, three
options are generally available to you. The first is option to purchase
your next home contingent upon the sale of your present home. This
allows you greater certainty in your move, but sacrifices your
negotiating power on both the home you are purchasing and the house you
are selling.
The second option is to purchase your next home non-contingent. This
generally requires that you have the ability to make double payments, to
rent the property, or to get a bridge loan.
The third option is to sell your home first and then begin your home
search. Purchasing your next home with no contingencies allows you to
negotiate from a stronger position. It also allows you the opportunity
to get the highest possible price for your current home because there
are no artificial time limitations or deadlines.
