Do I need to be a citizen before I can buy a house?

No. You need to have a job for two years and have a valid work permit. Once you have a job, social security number or ITIN number, and a two-year tax return, you can buy a house.

What type of credit score do I need to buy a house?

You need minimum credit score of 580.

How many people can buy a house together?

As many people as you’d like.

Can I use my work history from my country of origin?

Sure, if the lender can verify your work history from that country. If your current job is in the same profession as in your country of origin, that may help you qualify to buy a home.

Why do I need to buy a house if I’m just here for a few years?

There are a lot of benefits to becoming a homeowner, such as getting an interest deduction on your taxes. You’re also building equity and value. (Your home is your biggest investment!) You’ll also enjoy pride of ownership, and the stability of your monthly housing payments.

If anything goes wrong with my house, who is responsible to fix it?

You, as the owner are responsible for your house. Nations Realty has a number of resources we can refer to you, from plumbing, to electrical services, to moving companies, to painters, and more. Just ask us!

How much can I afford?

It depends on your income and any debt you may have, along with other factors. The mortgage broker will help you calculate the value you would qualify for. It’s best to work with your lender first and get “pre-qualified”.

Can I look for the house first before I talk to a lender?

That would be backward! It’s highly recommended that you talk to the lender first, and then get a pre-approval letter before you start looking for a home.

How long does the process takes before I become a homeowner?

It varies, depending on your situation and on the lender’s process. Typically, it could take between 30 to 60 days to become a homeowner.

How much do I need for a down payment?

There are a lot of programs out there, ranging from zero down payment to 20% down payment. We can help you own a home, even with a zero to only three and half percent down payment.

How much do I have to pay the real estate broker?

As a buyer, you don’t pay the broker directly. The commission for both listing and selling agents is built into the price of the house.

Can I just buy the house directly from the seller without a real estate broker?

Yes, you can. However, it’s not recommended! There are a lot of legal and technical issues that you need to be aware of when it comes to buying a house. It’s best to work with the professionals at Nations Realty!
